GENERAL PROJECTING

Projects can be carried out in several stages:

• Draft Project
• Project
• Work Documentation or Work Project

Elaboration of documentation on Draft Project stage is not necessary and is issued only for architecturally and technically difficult objects. Usually projecting is fulfilled in two stages: Project + Work Documentation. In individual cases projecting can be performed in one stage – Work Project

DRAFT PROJECT

On this stage we develop the conception of object, the main preassembled technical-economic figures, on basis of which customers can analyze and plan investments into the capital construction or reconstruction.

Documents elaboration

Documents elaboration on Draft Project stage includes following:

• Drafts of the general plan (the main decisions concerning object location on the lot, taking into account all building norms and rules);
• The main architectural-construction solutions (situation plan, general plan, flours plan, facades etc.);
• Principal schemes of engineering systems (if necessary);
• Object visualization, three dimensional solution on the basis of prior photofixation;
• Explanatory note;
• Confirmation of Draft Project with client.

Draft Project matching and approval

All necessary documentation of this stage can be matched and approved in state institutions.

PROJECT

On Project stage we arrange all necessary start-permissive documentation for approval in Ukrinvestexpertise, organizations, which issue starting data for projecting and institutions of architectural-building control.

Documents elaborration

Project Documentation contains the main principal solutions and technical-economic figures taking into account architectural, functional, engineering, technological, fire-prevention, health, ecological, architectural and normative building standards. Set of documents consists of an explanatory note and graphical part.

Explanatory note

Explanatory note is worked out for each part of project and contains narrative of chosen project solutions and also substantiation of this choice and application.

Graphical part

Graphical part consists of drafts of following sections:

• General plan;
• Architectural solution (architectural or architectural-building);
• Principal engineering schemes (heat and ventilation, water supply and sewerage, electrical equipment);
• Project of organizing building process;
• Other sections depending on object features.

WORK DOCUMENTATION

Work documentation is elaborated on the basis of approved Project stage.

Documents elaboration

Work documentation contains graphical representation of the solutions, approved and matched on the Project stage. Work documentation is issued in proper form and volume – necessary for construction-and-assembling operations.

Project documentation on this stage contains working drawings of the following sections:

• General plan;
• Architectural solution (architectural or architectural-building);
• Concrete construction and/or steel construction
• All engineering systems (heat and ventilation, water supply and sewerage, electrical equipment);
• Low-power circuitry;
• Other sections depending on object features.

In Work Documentation we insure proper describing of all technological operations that allow starting of faultless construction.

WORK PROJECT

Documentation on this stage is worked out for determination of special town-planning, architectural, art, ecological and technical solutions. Such stage of projecting is fulfilled for technologically simple objects on the ground of the project statement

Documents elaboration

Work Project contains an explanatory note and graphical representation of accepted solutions. After Work Project is finished it will be matched and approved like documentation on the Project stage.

Set of documents on this phase of projecting contains all materials in volume like on Project and Work Documentation stages (see above).
